General Contracting role
This project involved the complete gut and renovation of 5 laboratory classrooms with associated upgrades to the classroom technology. The General contractor carried all trades excluding Electrical, Plumbing and Glass & Glazing. The project was fast tracked through the bidding process to facilitate construction during the school holidays of 2010. One of the major elements to this project was adhering to the construction schedule of 12 weeks.
As the bidding process was fast tracked and the construction schedule could not extend beyond the school holidays the laboratory furniture needed to be manufactured in a very short period of time. Using tradition companies the lead time was too long at 22 weeks. Reliable Roofing was able to custom build all furniture, casework, cabinets & trim using our own in-house, Millworks division and deliver the furniture within the allowable schedule.
Some of the various tasks included under the General Contractors scope of work included:
- Demo and Abatement of classrooms
- Trenching through structural concrete slabs to facilitate an acid waste drain system
- HVAC alterations
- Terrazo floor alterations & patching
- New suspended ceilings
- New digital projectors, blue screens and all associated hardware
- New doorways
- New casework, cabinets and furniture
- New counter tops
- Facilitate coring for hot water piping
- Etc
This project was a challenge due to the tight time schedule. Reliable Roofing’s success was due to efficient mobilization, management and coordination of the various sub-contractors and Reliable Roofing’s ability to manufacture the laboratory furniture in our own facility. The project was fully completed within the required 12 week schedule.
